The Bar Boot Ranch is located approximately 120 miles southeast of Tucson, Arizona. The ranch is bisected by Leslie Canyon Road, a county-maintained gravel road that provides all-weather access.

Area Description
The Bar Boot Ranch lies in an elevated valley between the Swisshelm and Chiricahua Mountains. The private land occupies the valley between mountain ranges creating ownership of the entire valley floor. The area remains little changed from the last century and is a very private, secluded place. The area is rich in history and many species of wildlife abound.

Carrying Capacity
The Forest Grazing Allotment is for 450 head from November 1 through June 30. The State Grazing Lease and BLM Grazing Allotment are for 6 and 7 head annually, respectively. The ranch will carry approximately 650 cattle on an annual basis.

Climate, Elevation & Vegetation
The Bar Boot Ranch has a mild climate with summer highs in the low 90’s and winter lows in the mid 20’s. Rainfall is approximately 18" annually. The elevation of the ranch varies between 4,800’ and 6,300’. The lower country is gently rolling grama grassland with numerous oak groves. The upper country is forested with oak, juniper and some pine.

Improvements
The owner’s home is a tri-level, 3,000 square foot residence, which was built in 1981. It occupies the top of a hill and has dramatic views in all directions. There is another 1,500 square foot home, mobile home, barn and corrals in Box Canyon. The corrals and fences throughout the ranch are well constructed and maintained.

Water
There are eleven wells on the ranch in addition to numerous dirt tanks. The ranch is very well watered.

Electricity and telephone are available to all the houses. Propane is available from local suppliers.

Wildlife
The Bar Boot Ranch contains many forms of wildlife. Mammals include black bear, mountain lion, blacktail and whitetail deer, bobcat, coatimundi, javelina, coyote, badgers, and squirrels. Bird species are too numerous to mention but include ducks, mearns, quail, eagles, and hawks. The Chiricahua Mountains are known for their diversity and abundance of wildlife.

Remarks
The Bar Boot Ranch is a property that is rarely found on the market in Arizona.
